NOTICE OF SALE UNDER POWER
FORECLOSURE NOTICE

WHEREAS, default has occurred in the performance of the covenants, terms and conditions of a Mortgage from WILLIE E. PEEPLES AND JOYCE M. PEEPLES, HUSBAND & WIFE to HOMEOWNERS LOAN CORP., on the 17th day of January, 2001, said mortgage recorded in the Office of the Judge of Probate of Dallas County, Alabama, on January 23, 2001, in Deed/Mortgage Book 1208, Page 170, Dallas County, Alabama Records, said Mortgage having subsequently been transferred and assigned to Citibank, N.A., not in its individual capacity, but solely as owner trustee of the New Residential Mortgage Loan Trust 2019-4, by instrument recorded in the aforesaid Probate Office; notice is hereby given that the undersigned Citibank, N.A., not in its individual capacity, but solely as owner trustee of the New Residential Mortgage Loan Trust 2019-4, as Mortgagee/Transferee, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash at the front steps to the Dallas county courthouse located at 105 Lauderdale Street, Selma, AL 36702 in Selma, Dallas County, Alabama, on May 20, 2026, during the legal hours of sale, all of its right, title, and interest in and to the following described real estate, situated in Dallas County, Alabama, to-wit:

LOT 21, BLOCK C, ACCORDING TO THE MAP OF PRIMROSE TERRACE RECORDED IN MAP BOOK 1, AT PAGE 188, IN THE PROBATE OFFICE OF DALLAS COUNTY, ALABAMA.

Said legal description being controlling, however the property is more commonly known as 1205 PRIMROSE TER, SELMA, AL 36703.

This property will be sold subject to the right of redemption of all parties entitled thereto and subject to any outstanding ad valorem taxes (including taxes which are a lien, whether or not now due and payable). This sale is made for the purpose of paying the indebtedness secured by said mortgage, as well as the expenses of foreclosure. The Mortgagee/Transferee reserves the right to bid for and purchase the real estate and to credit its purchase price against the expenses of sale and the indebtedness secured by the real estate. This sale is subject to postponement or cancellation, and to purchaser’s tendering to Rubin Lublin, LLC, anti-money laundering information as required pursuant to the FinCEN Real Estate Report Rule. Failure to provide information, could result in rescission of the sale.
