PUBLIC NOTICE

MORTGAGE FORECLOSURE SALE.

Default having been made in the payment of the indebtedness secured by that certain mortgage executed by Marcieta Williams, a single woman, originally in favor of Mortgage Electronic Registration Systems, Inc., as nominee for Guild Mortgage Company, its successors and assigns, on September 17, 2020, said mortgage recorded in the Office of the Judge of Probate of Dallas County, Alabama, in RLPY Book 1608 Page 491; the undersigned Guild Mortgage Company LLC, as Mortgagee/Transferee, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash, in front of the main entrance of the Courthouse at Selma, Dallas County, Alabama, on December 15, 2026, during the legal hours of sale, all of its rights, title, and interest in and to the following described real estate, situated in Dallas County, Alabama, to-wit: Commence at a stone monument at the Southwest corner of Section 32, Township 18 North, Range 10 East, Dallas County, Alabama; thence run East along the South line of Section 32 for 1673.3 feet to an iron pipe at the Southeast corner of the Thomas R. Stone tract; thence North 3 degrees 16 minutes East along the East line of said tract for 957.4 feet to an iron pipe on the South margin of the old “Suther Spur” Road; thence North 52 degrees 30 minutes East for 767 feet to the Southwest corner of a 1.05 acre tract as described by deed recorded in Deed Book 501, at Page 108, in the Probate Office of Dallas County, Alabama; thence run South 76 degrees East for 300 feet to a set iron pipe, and the Point of Beginning; thence run North 74 degrees 25 minutes 34 seconds West for 230.92 feet to a set iron; thence run North 16 degrees 14 minutes 48 seconds East for 171.85 feet to a set iron on the North line of said 1.05 acre tract; thence run South 77 degrees 30 minutes East along the North line of said 1.05 acre tract for 66.66 feet to a set iron pipe on the South line of a 2.65 acre tract as described by deed recorded in Deed Book 1152, at Page 246, in the Probate Office of Dallas County, Alabama; thence run South 62 degrees 24 minutes 53 seconds East along the South line of said 2.65 acre tract for 163.35 feet to a point on the West Right-of-Way of Alabama Highway No. 219; thence run South 12 degrees 30 minutes West along the West Right-of-Way of said Alabama Highway No. 219 for 116.90 feet to a point; thence run South 33 degrees 15 minutes West for 30 feet to the Point of Beginning. Said described property contains 0.89 acre, more or less, and lies in the NE 1/4 of SW 1/4 and partly in the NW 1/4 of SE 1/4 of Section 32, Township 18 North, Range 10 East, Dallas County, Alabama.. The sale will be conducted subject to: (1) confirmation that the sale is not prohibited under the U.S. Bankruptcy Code, (2) final confirmation with the Mortgagee/Transferee, and if applicable, (3) collection of purchaser information needed to comply with the reporting requirements under the Financial Crimes Enforcement Network’s Residential Real Estate Reporting Rule (31 C.F.R. Part 1031) and reimbursement of any fees and expenses incurred as a result of the collection of such information.

The Mortgagee/Transferee and Tiffany & Bosco, P.A shall not be liable for any damages whatsoever. If the sale is set aside for any reason, the purchaser at the sale shall be only entitled to a return of the bid amount. The Mortgagee/Transferee reserves the right to bid for and purchase the real estate and to credit its purchase price against the expenses of sale and the indebtedness secured by the real estate.
