NOTICE OF MORTGAGE FORECLOSURE SALE
Default having been made in the payment of the indebtedness secured by that certain mortgage and security agreement executed by ERNEST FREDERICK JOHNSON, JR., an unmarried person, on the 14th day of February 2025, to 21ST MORTGAGE CORPORATION, as recorded in Real Property Book 1689, Page 540, in the office of the Probate Judge of Dallas County, Alabama; 21ST MORTGAGE CORPORATION, as Mortgagee, by reason of such default having declared all of the indebtedness secured by said mortgage and security agreement due and payable and such default continuing, notice is hereby given that, acting under the power of sale contained in said mortgage and security agreement, and as authorized by Section 7-9A-604(a)(2) of the Code of Alabama of 1975 as amended, 21ST MORTGAGE CORPORATION, as Mortgagee, will sell at public outcry, for cash to the highest bidder, in front of the Courthouse door, in the City of Selma, Dallas County, Alabama, during the legal hours of sale on October 29, 2026, the following described real and personal property situated in Dallas County, Alabama, to-wit:
Commence at an old iron pipe at the Southwest corner of the NE 1/4 of the NW 1/4 of Section 15, T17N, R11E, Dallas County, Alabama, also being the Southwest corner of a 50 acre tract as described by deed recorded in Deed Book 582, at Page 425 in the Probate Office of Dallas County, Alabama; thence run N 00°34’25” W along the West line of said NE 1/4 of the NW 1/4 of said Section 15 and the West line of said 50 acre tract for
550.00 feet to a set iron pipe at the Northwest corner of said 50 acre tract; thence run S 88°05’ E along the North line of said 50 acre tract for
1542.6 feet to an old iron pipe at the Southeast corner of a
73.58 acre tract, and the Point of Beginning; thence continue S 88°05’ E along the North line of said 50 acre tract
89.11 feet to a point formed by the intersection of the North line of said 50 acre tract with the Southeast margin of a 100 foot Alabama Power Company easement; thence run N 63°20’ E along the Southeast margin of said Alabama Power Company easement for
221.19 feet to a point; thence run N 26°40’ W for
339.00 feet to a set iron pipe; thence run N 74°26’23” W for
118.09 feet to a set iron pipe on the East line of a
1.00 acre tract; thence run S 01°55’00” W along the East line of said
1.00 acre tract and the East line of said
73.58 acre tract for
433.54 feet to the Point of Beginning. Said described property contains
1.87 acres, more or less, and lies in the NW 1/4 of Section 15, T17N, R11E, Dallas County, Alabama.
SUBJECT, HOWEVER, to any and all outstanding mineral rights, easements, reservations, rights-of-way, restrictive covenants, restrictions, conditions, or limitations recorded in the Probate Office of Dallas County, Alabama, which affect said property.

This property will be sold on an “as is, where is” basis, subject to any easements, encumbrances, and exceptions reflected in the mortgage and those contained in the records of the office of the Judge of Probate of the county where the above-described property is situated. This property will be sold without warranty or recourse, expressed or implied as to title, use and/or enjoyment and will be sold subject to the right of redemption of all parties entitled thereto.
